A short note about the security of our online forms

 

When you select an online form you will be taken to a secure server. When you submit the form the data is encrypted. We think this method is far more secure than giving us a hand written form which is not encrypted (unless your handwriting is illegible!).

 

 

Track the progress of your application

After you have submitted your online application you can register and set up an online account. You will be able to check the progress of your application live without having to call us for updates. You can even add comments. Be part of your referencing process.
When your tenancy starts, continue to use the same online account to access your online tenancy account.

Complete your tenancy application

 
 
 

INDIVIDUALS

The easiest and quickest way of making your application is to complete an online form. You can even use your smart phone or ipad/tablet. You will receive immediate email confirmation of receipt of the form and a full copy of your submission.
Each person aged 18 years or over, if this property becomes their main residence, should complete their own form.
We prefer this method as it is more accurate (we occasionally have difficulty interpreting writing!) and it saves trees.

 
 
 

COMPANIES

If you are a Limited Company and need your directors/employees to live in the property, please complete the online Company Let Application Form

Do you need a guarantor?

 
 
 

A guarantor may be required when employment history or financial records are not sufficient. For example, you may receive housing benefit, work on a zero hour contract, receive a low income, are self-employed with less than 3 years accounts.

The guarantor becomes responsible for the full amount of the rent if you cannot pay it at any time during the tenancy. They should be someone who has sufficient income or savings to pay the rent promptly. They will sign the Tenancy Agreement at the same time as you. The guarantor will also need to provide ID

Employment reference consent

When requested by us, please download, print and complete this form and, to ensure no delay, hand it directly to the person in your company that will provide your employment reference. It is a good idea to do two copies and send one to us just in case we are asked for a copy.

Comply with 'Right to Rent' legislation

 
 
 

We need you to prove who you are. Since 1st December 2014 all landlords and agents are legally required to carry out 'Right to Rent' immigration checks.

If you have a British passport then this is all you need. If you do not have one, don't worry, just CLICK HERE to read the information leaflet for the alternatives.

All documents must be presented by you (the applicant) in person at our office before we can start processing your application.

Step 5 of 5

Pay your holding deposit

 
 
 

We often receive more multiple applications for a tenancy. Regardless of how many apply we only take one holding deposit. We will contact you and ask you to pay the holding deposit once applications have been reviewed.

We do not start processing your application until we have received your holding deposit. Delayed payment may result in another applicant being chosen.

Referencing takes from one day to a week depending on your situation. As soon as we have confirmation we will contact you to confirm a moving in date and an appointment for you to collect keys and documents from our office. We prefer to communicate by email for accuracy and speed. Tenancy agreements are signed electronically.

The deposit and first month's rent will need to be paid in cleared funds before handover. The most common method now is bank transfer.
